Grand Opening Recap!

If you missed the Parkville Art Gallery grand opening last weekend, you missed out! Over 400 friends and curious visitors dodged the raindrops to join the celebration at 1429 Park Street.  

After a moment of silence for the recent and untimely death of Hartford based artist, Tao LaBossiere, gallery director Miguel Matos made his mission clear: to establish the space as a spot for local artists. Given the close proximity to Boston and New York, the gallery in Parkville has the unique opportunity to keep everything local and leave the big city names to the big cities.  

The Gallery Opening show included artists Andy Hart, Michael Rice, Chris Gann, Allan Weitz, Alex Ranniello, Mary Ruth Shields, Keith Claytor, Anthony Zito, Gary Jacobs, Christine C. Greenwood, Andre Rochester, Eddie Hall, Molly DeNello, Amanda Roy, Catie Lewis, Peter Greenwood, Mike Coco, Susanne Jill Levy, Tyrone Motley and Miguel Jose Matos. The opening show mediums represented included sculpture, painting, collage, photography, hand-blown glass and upcycled art. Nearly all 20 artists were present for the celebration to discuss their pieces, all of which are for sale.  

The event was catered by Piri Piri Q, a vendor at Parkville Market featuring Portuguese style roasted chicken, with a new location opening at 2074 Park Street in fall 2024. Commercial tenants, and neighbors across the hall at Beauty Bridge Hartford opened their doors as a place for guests to relax before making the rounds in the 4000 square foot gallery. Downstairs neighbors Dead Language Beer Project was open for the duration of the event, offering their very own Euro-style lager and American IPAs.  

DJ Leon was spinning vinyl, and everyone was decked out in their funkiest art show fit. Guests included neighbors, friends, family, fellow visual artists, musicians, and small business owners, all showing up to offer their support for the space.

Living at 1429 Park Street!

Living at 1429 Park Street!

Here’s a look into our newest residential property. If you haven’t already learned about the building and its origins, hop over to our blog post about 1429 Park.

There are 1, 2 and 3 bedroom apartments available on floors 3-5 of this historic building. Floors 1 and 2 are for commercial use and are home to a brewery, office space, hair salon, event space, tailors, creators and non-profits. But more on that later! These apartments are unique in their style and layouts. We love that the large columns original to the building remain, adding massive character without being too loud or intrusive to the space. These are true loft apartments (two levels) with big personality and even bigger windows! Ceilings reach up to 20 feet, which make the open concept living room and dining area feel roomy. Each unit features:

  • central air
  • ceiling fans
  • heat
  • updated kitchens with shaker-style cabinetry & black granite countertops
  • refrigerator, dishwasher, microwave & stove
  • washer dryer hookups
  • storage space (tons of closets!)
  • exposed spiral duct work
  • updated bathrooms with rain shower heads & hand tiling
  • concrete & hardwood floors

And of course, it wouldn’t be a Parkville Management property if all of the units were the same cookie cutter size and shape. While there are similar layouts, each unit has its own style. The lofts at 1429 Park range in size, with some units over 2300 square feet, so if you need space, this is the place!

Residents of 1429 Park Street have easy access to all major highways, public transit and Union Station. The area is perfect for dog owners (yes, we’re pet friendly!), as the neighborhood is very walkable. In addition to Petrolhead Cafe and Dead Language Beer Project on the first floor, Parkville Market (CT’s first food hall!) is directly across the street from 1429 Park. Are you a home chef in need of groceries? Key Food Supermarket is just across the street as well! In need of a butcher? Mercado da Carne has what you need, just a mile down the road! This location is also just a short five minute drive from Downtown Hartford and neighboring West Hartford. Secure garage parking is available for residents, and the Butterfly MX system ensures safe entry into the building.

We’ve moved!

Out with the old space, in with the new place.

We’re thrilled to announce that our offices have combined & relocated! But don’t worry, we’re still holding it down in Parkville & wouldn’t have it any other way.

Our new home is a historical building with roots in manufacturing and production. It resembles many other properties in our portfolio: a mixed use building located in the heart of Parkville.

1429 Park Street, or as we call it, “1429,” was built in 1920 as a part of the United States Rubber Company campus in the Parkville neighborhood. Just about 30 years earlier, Hartford was on the precipice of being a booming manufacturing hub. Farmland soon gave way to brickyards, rubber plants, and factories. Some of the biggest exports from our Capital City were: typewriters, bicycles, telephones and tires.

Tires for bicycles and early automobiles were produced within the art-deco style walls of 1429. With the rise of World War One, the U.S. Rubber Company contributed to the effort with gas masks, rubber boots, and pneumatic tires. In 1929, the U.S. Rubber Company moved all of their Hartford production to Detroit. The building then housed commercial and industrial firms in the 1930s, and in 1945, the U.S. Rubber Company sold the factory complex to a Hartford real estate syndicate. The tradition of production and creativity at 1429 has been upheld to this day: commercial teants at present include a brewery, coffee roaster, tailor, needleworker, filmmaker, interior designer and much more. Additionally, an art gallery is currently being built out at 1429 and is slated to open this summer.

There are also currently 96 apartments at 1429 Park Street. Each unit is spacious and has soaring ceilings, large windows and other features reflecting the building’s history.

Those two magic words: Utilities Included!

What’s one of your most sought after features when apartment shopping?

We’ve heard it all – from storage space, to in unit washer and dryer, to natural light. Parkville Management has always aimed to keep our monthly rent charges as competitive as we’re able to; and what’s more, we make every effort to include all utilities with each unit.

As you may already know, most of our apartments are one-of-a kind. Some are similar, yes, but overall, your apartment with Parkville Management has its own unique layout. Depending on the housing market demands and our new developments, we make improvements with each new buildout. And one of those improvements is including utilities in each lease. We make the calls to CNG (we’ve memorized their hold music of course) connect with the public works department, and practically have Eversource on speed dial. Most recently, we’ve been outfitting our units for hi-speed fiber internet with Go Netspeed, which is saves you $50/month. Speedy browsing AND saving $50 towards that vacation you’ve been planning for – what could be better?! This not only saves you money, but time, which is arguably more valuable in the long run.

According to Forbes.com, the average monthly cost of utilities in the state of Connecticut in 2024 is $418.71. Bear in mind, this is an average. Connecticut also shares the title for having some of the most costly monthly utility bills, right up there with Hawaii, Georgia and West Virginia. And since 2020, rising inflation has made a significant impact on the increasing cost of utilities. If you’re anything like some of us at PKV, we’re always cold (just ask our maintenance crew who remarks on the tropic-like temps in the leasing office) so utility prices fluctuate, depending on how extreme summer or winter might be in New England. Regardless of these factors, PKV still chooses to include all utilities with as many of our units as we can. Our staff frequently shops comparable apartments in Hartford on a regular basis, in order to see what folks are looking for and what’s being offered. We’ve found that most of our competitors do not include utilities in their leases. Parkville is glad to offer this for your convenience and peace of mind.

The next time you (or someone you know!) is apartment shopping, be sure to educate yourself on what’s actually included when you pay that monthly rent bill. The answers may surprise you!
